Lawrence Lofts, a 131-unit, mixed-use project located in the Capitol Hill neighborhood of Seattle. The building contains 34 studios, 76 one-bedrooms, 15 one-bedroom plus studio penthouses, and 16 two-bedrooms.There are 6,500 square feet of retail space, including a coffee shop, a restaurant and fitness club.
This building offers urban living in loft style units featuring 10 foot high ceilings, views and plenty of flexibility to customize to the buyer’s needs and requirements. It features state of the art appliance and high end finishes typically not seen in apartment buildings in the Seattle area. The building is wood frame above a concrete podium.
Metal stud construction is used below the podium level and for framing at the penthouse levels. Exterior materials consist of a combination of brick and metal siding with putty color vinyl windows. Dark Bronze aluminum windows are used at all retail areas.
There are two green roofs; one at the podium level and one at the top of the structure. All rain water is infiltrated through these green roofs prior to release into the city storm water system. This drastically slows down the rate of flow and the amount of storm water entering the city’s storm water system. This project was the first project to design and implement a green storm water system in the city prior to it becoming a requirement for all projects meeting certain threshold criteria.
Top floor penthouses include double-level units offering wide, open lofts with 20 foot ceiling heights and floor to ceiling windows. Some units have private terraces with fireplaces. The project also includes a roof deck, community room and 129 parking stalls. Lawrence Lofts is the first building in Seattle with digital art installations on each floor, programmed to change with the time of day and season.
