New Central Hotel Senior Housing

Originally constructed in 1909, the 35,775 square foot, 28-unit hotel was rehabilitated to house seniors. The first floor consists of retail spaces, a restaurant and offices. A phased renovation, the project included an addition of a new residential unit and a community room.

The interior scope of work included new kitchen and bathroom finishes, window replacements, improvements to existing elevator, replacement of HVAC and plumbing systems, upgrades to existing sprinkler system, and accessibility and life safety upgrades. Exterior work included historic restoration–replication of the cornice, cleaning and tuckpointing of the masonry façade. Street level businesses remained open throughout the renovation.

Funding sources included City of Seattle and the Washington State Housing Trust Fund. The renovation was funded through New Market and Historic Tax Credits, and was occupied during construction. The project received Built Green 3-Star certification.
